KIRKHAM has been identified as a development danger zone after a flood risk survey was carried out for Fylde Council.
Developers have been warned that if their plans do not meet the stringent criteria set down for building on flood risk areas they will be thrown out.
Kirkham, together with Lytham and Lytham Moss, are described as areas "where only appropriate devel
opment should be permitted".
Under Government policy the council has to take flood risk into account at all stages of the planning process to avoid the wrong kind of development in areas at risk of flooding.
The Strategic Flood Risk Assessment was carried out on behalf of Fylde by Wyre Borough Council. A draft of the document will go before the council's planning and policy scrutiny committee this evening, Thursday, June 5.
Kirkham ward councillor Liz Oades said: "I was quite surprised because we are one of the highest areas on the Fylde, if not the highest area."
She said two major findings from the Pitt Report, commissioned by the Government following last year's flooding, were that gulleys are not cleared enough and more people are concreting their gardens, not allowing water to run away.
As part of the recommended policy for the Lytham, Lytham Moss and Kirkham flood zone, consideration should be given to emergency warning and response, including safe access routes in all cases.
Developers should also provide details of contributions to improving both coastal and estuary defences to ensure the sustainabilty of the site in the long-term.
